Flat Roof Torch-On Membrane Installation — Richmond
Flat and low-slope sections fail differently than pitched roofs — ponding water and seam failure are the usual culprits. This Richmond property needed its flat roof section stripped back and re-membraned before the old surface started leaking into the structure below.
Project Overview
We installed a modified-bitumen torch-on system in overlapping layers, heat-welding every seam so there are no mechanically fastened joints for water to work into over time. Parapet edges, drains, and wall transitions all got dedicated flashing rather than relying on the field membrane alone to do that work.
Torch-on is still one of the most reliable systems for flat and low-slope roofing in our climate when it's detailed properly — the seams are the whole job, and that's where we spend most of our time on site.
