Skylights are one of the most common leak points on an otherwise healthy roof, usually because the original flashing kit has degraded or was never installed to spec. This Surrey home had two older skylights showing water staining on the ceiling below.
We removed both units down to the curb, checked the surrounding decking for hidden water damage, and installed new skylights with a full manufacturer flashing kit — step flashing up the sides, head flashing above, and a continuous apron below tying back into the surrounding shingle courses.
Getting the surrounding shingles re-woven correctly around the new curb is what actually keeps a skylight dry long-term, not just the unit itself.
